Buildings Insurance is likely to be one your largest items of expenditure during the course of a service charge year. At BLR we have long standing relationships with a number of insurance brokers who exhaustively research the market to ensure that the best price is obtained for insurance at your property.
We use the expertise of our brokers to ensure that our clients have the correct level and range of cover for your property.
Following changes in legislation in January 2005 in respect of insurances, BLR are now authorised and regulated by the Financial Services Authority (FSA).
Directors and Officers
We recommend to all our clients that they arrange directors and officers policies to cover the liabilities of the elected officers of their Company. BLR will arrange and pay annual buildings insurance and directors and officers insurance (where applicable) for the Property and Directors respectively.

Engineering
Where properties have lifts, communal boilers or other such ‘plant’ equipment it is essential that there is an engineering policy in place. Not only will this cover any accidental damage but these policies normally also include inspections of the equipment at regular intervals. BLR will arrange and pay engineering insurance where applicable.
Insurance Handling
When your property is managed by BLR, we will undertake the below in relation to insurance as part of our standard management fee;
- On request from all lessees, forward a copy of the building insurance certificate, and claim form in regard to any claim made by an individual lessee.
- Facilitate any insurance claim regarding the common parts of the property with the insurance company and contractors as required
- Give advice and support as required to Lessees who must facilitate their own claim for anything relating to their own demise.
